I have been given various opinions on installing windows while using T1-11 siding. My architech said that they should be installed on rough framing after house wrap, then flashed and T1-11 siding applied. A builder told me that he installs windows on the outside of the T1-11 siding. He applies flashing they trims the windows with rough sawn fasica boards. Any right or wrong way to do this?

Tim - weather wise, I can't see a significant advantage of one way over the other. We have always installed the windows first, then sided around them, but I'm not really sure why. - jb
*We always sheet with T1-11 then install the windows. Boy, bet that eliminates the confusion:<)By the way, our reason is that the T1-11 is both the sheathing and the exterior finish. So, it goes on before raising the wall in most cases. Then the windows, etc are installed.Flip your coin and take your choice.

Without a drip flashing behind the exterior finish,(T1-11 siding in this case) how are you guys providing a water tight seal at the top of the windows? Do you flash the header sill before you sheet the wall. Caulking will eventually fail, and applying a flashing over the T1-11 doesn't stop water from getting into framework. Vinyl windows usually come with a nailing flange, so they would have to be trimmed to hide it.

James - Here in Wesern WA we don't get much snow, so most homes have large overhangs that keep rain off of the walls. For any window that isn't protected, or anything even questionable, I use what is called "drip cap" to flash above windows. It's 1+1/2 X 1+1/2" with a slight downward bend about 3/16" from the edge that sheds water pretty well. I put it over the nail flange and behind the siding. What do you use? - jb
*I agree with your architect. Framing, windows , flashing, then the T-1-11. One more reason why we hate T-1-11.Then if you want to spend some time and money you can apply decorative trim around the windows. I usually consider T-1-11 a temporary siding that is going to get sided over when the Owner has some more money.
*I always install windows first. When (not if) the T-111 needs replacing you dont have to remove the window to replace it. I have done several of this type installation. I put silicone behind the window flange then around it. Installed the T-111 and caulked 3 sides between the window frame and siding leaving the bottom open as an escape route if any water entered. Used this method even on gable end windows and no problems so far other than de-laminating T-111.
