In areas where prices for land or lots are esculating, tract homes are about the only choice for new homes if money is a object. I have been working with a developer/builder for past 5 months and it has come down to plans for a custom built house. He had a choice of about 8 different floor plans some with 1 or 2 variations off each plan. All I was really asking for was a full basement, a masterbath larger than a standard 5×8, and livingroom facing back of house (because of lot views). Now the builder is working on the price for the new plans. The square footage and general design falls right in to his standard plans (he doesnt do to many fullbasements). Should I expect to pay a large premium for this? I think it would be reasonable to pay for the architects time and maybe a 1 or 2 percent premium. Is builder prices negotiable?
