Is there info available on framing/waterproofing/finishing an exterior bedroom balcony which is over a study downstairs? Builder we’re working with doesn’t think there’s a way to frame/waterproof to prevent leaking into the room below. Surely all those Swiss homes or our own shingle style houses aren’t leaking?!

Do a search using "EPDM" as your search word. There were quite a few threads back in late March regarding EPDM application techniques/glues, etc. Do the search, sift through the rubble and you may find a thread or two to start you on your way.
*Florin, is the balcony forming the roof of the room below? If so, Shirley they do leak. Many of the Alpine style houses utilize a cantelevered balcony separate from the roofing system. Often, the older Shingle style houses will use a formed lead or copper welded seam pan with integral scuppers to facilitate drainage, and minimize leakage. Maintenance is the key with either system. I'd rather get a Architect or Engineer to design a system, rather than wing-it.

*FHB had an article about rubber membrane waterproofing of these decks in the recent past. JLC (www.jlconline.com) also had a feature on fiberglass decks in these applications.-Rob
*We are building just such an animal. We will use a fully adhered reinforced EPDM membrane, with tile set in a full mortar bed above a drainboard and a protection board. The balcony slopes 1/4 in per foot and slopes to 2 scuppers which will tie into the gutters. One key is to lap the EPDM up the sidewalls a minimum of 6 in, and use uncured EPDM at the doors to seal the rough opening and the corners. The JLC had a gret article a few years back, and FHB January 1998 has another great article. We are getting ready to put the EPDM down next week.Larry

I like the idea of the tile the Larry is using. I was just on a job that had a situaion like that and we used a floating deck over the rubber membrane. I wasn't very comfortable with the way it was going to withstand the test of time. Too questionable for me. I wouldn't want to have to make any repairs to the roofing myself!
