Aw man, that Vette is pretty. I'm not much for Harleys. I always ask my Harley buddies, "If Harley's are so great, how come you guys are always fixing your bikes?". Seems like those guys are always tinkering and tweaking.
Anyway... I'd love that Vette, buy after running it by (right by) my wife, I'm gonna have to pass. She said I could have it, but I'd have to sleep in it.

tell the wife if she wants that house finished you need the vette...

I've made my sales pitch with this guy and I'm trying to "overcome objections" and move into my closing pitch but it's not easy doing this over the internet.I'm a realtor (but don't hold it against me)

river city realty (small company) I try to buy houses, fix them up, and turn around and sell them. I like the small old two bedroom houses built in the 1950's. I like the ranch style floor plans. I try to stay away from the older houses with knob and tube wiring and the old block foundations. Ideally I'll find a torn up 1950's house with copper plumbing and central heat and air already in place. I'm staying away from homes with floor furnaces and wall furnaces. The last house I flipped I spent about 18 K out of pocket (total of all expenses from start to finish). I completely redid the kitchen and bathroom in that house. I put in a one piece tub and shower and bought unfinished oak cabinets for the kitchen and then painted them myself. Those numbers are for materials, holding costs, sales fee, property insurance, and do not include any labor as I do it all myself.
I would think there is a lot of opportunity there for that. I still cannot figure out where the money is coming from for all the jr and sr McMansions to the east and west in that town. With the aircraft industry in it's state and since Pizza Hut left it just amazes me.
Diesel I really admire you for talking with your wife and not just jumping in. I know she probably loves you and wants you to be happy and I think she would warm up to the car after you bought it and showed her how much you love the car.I just don't want you guys to miss out on this deal and I'm afraid the car will be gone if you wait too long to go ahead and pick this one up.Let's get together soon - would wednesday work better or thursday?

Individual pricing is $7900 for the corvette and $7500 for the bike.I think you'll find these prices are very competive. If you're looking for something cheaper I think you'll be sacrificing quality.
Oh man... you are good. Just enough cheese without showing the sleaze.......you must sell a lot of houses with those lines. LOL.
How many miles on the Vette? And what would you rate it's overall condition as?
hey,were neighbors! i live in rolling hills about 4 blks away.i didn't think anyone else from wichita was on here. on top of that i do pretty much the same thing you do ,instead of flipping i rent em,that way the aggravation never goes away. if your in re,i'm looking for 3-4 houses or a commercial property to do a 1031 with,as bad as this sounds in todays re market,i'm looking for a gooood buy!!! can be a rehaber, out here in nw area let me know if something turns up and your not interested in it.hand me the chainsaw, i need to trim the casing just a hair.
Howdy Neighbor, If you're looking for investment properties in NW Wichita you've probably got some competition. West Wichita is a popular real estate area as you are probably well aware. West side is defined as North of Kellogg and West of 235.Right now there are 4-5 homes on the market priced in the 70's, 4-5 homes priced in the 80's and 10-15 homes priced in the 90's.Most of these are ranch style three bedroom homes. The nicer bigger homes with the two car garages and the basements start in the 90's.Of the homes listed above some are owned by investors and have been remodeled and are back on the market. These are intersting to look at. A few of the homes are bank foreclosures. Some of the homes are being sold "as is" according to the listing. Kind of an interesting mix.As you may know brand new homes start at $85 K for a 860 sq feet two bed with unfinished basement and two car garage (located at 13th and 135th street west). Specials are about $13 K.On the west side we currently have several newer two bedroom condos priced in the 60's. Three bedroom condos start in the 70's and one of the condos has an interesting floorplan in that the master bedroom is HUGE. HOA fees run around $50 to $75 per mo.As far as the 1031 exchange, it is my understanding you have 45 days to identify your next investment property and then you have 6 months to close on it. Do you use a title company as your intermediary? It is my understanding they charge $500 for this service. Some people try to get things organized prior to selling your property and the clock starting (start looking around, arranging financing if necessary, etc)Bottom line is I would be happy to show you any of these houses. I've looked at a lot of them and none are "bargains" where you're going to "hit a home run". I think a three bedroom home will rent for $750 and up. I wish. A bit out of my price range. I usually buy basket case cars, and sell them shortly after completing them. Another sign I suffer from ADD.
I've been on a Mercedes kick lately, but Corvettes have always been my weakness.
I used to do the same thing with chicks I think. Probably another form of ADD.... either that or I just like pain.
