I have a 1933 brick bungalow in Chicago and I am planing on finishing the attic. The attic will contain two bedrooms and a bathroom. The first floor is 1400 sq.ft. and is heated with a 20yr old Bryant 100,000 Btu gas boiler and radiators. The attic renovation will add approximately 1000 sq.ft. of living space. I would like to add air conditioning to the whole house (running the ductwork in the eave areas of the attic). What type of system should I be looking at. An air handler that has uses the boiler water to heat the attic and a cooling coil/fan to cool the whole house? A small forced air furnace with cooling for the attic and a fan coil for cooling the first floor? Radiators in the attic using the existing boiler and a fan coil to cool the attic and first floor or ? It is much too confusing and I would appreciate all the advice that I can get.
