Water based floor finishes are OK if you don’t mind little bubbles in the finish or raised wood fibres that the water lifts out before the product dries.
Why not just bite the bullet and use a floor grade polyurethane?

I am getting ready to lay about 450 s/f of 3/8" White Oak hardwood flooring in my cabin up in Alpine, AZ. Manufacturer is Luanstein out of Michigan. Looking for any suggestions as to what types of polyurathanes anyone has had good luck with. I would like to lean towards a water based product due to the shortened drying times and fewer fumes. Launstein sells a product called Fabulon. I will most likely buy the stuff here in Phoenix. Any favorite brands or types?? Everything I have heard or read lately says that the water based products are just as good. Any tips on finishing would also be apprectiated (types of brushes/applicators you prefer). Has anyone used a penetrating oil finish? Thanks!
*adam, I have found that spar urathane is the best money can buy for our High humidity area. we like to do both sides and lots on the end grains. however In AZ a nice water based finish sould be fine
*Adam - I'd encourage you to look into "Meldos" and the other citrus based, non toxic oil finishes by Livos. I used it last year on a floor for a customer and although I haven't been back there in a few months, I talked with her yesterday on the phone, and they are very pleased with it. BIG dog, cats, parrot crap, all kinds of dirt and food ground in. They raise parrots, and garden and live very busy lives and aren't what you'd call "carefull". In fact, when she insisted on this type finish, I was real skeptical. But I'm sold now. They steam clean it and everything. She said it is holding up great. The stuff is a dream to work with, no offensive odors or VOCs. Just a pleasant orange scent that's gone in a matter of hours. Good stuff. I won't be using any urethanes when I do my own floors this fall.
