I’ve got a concern about how to make a good, weather tight seal on an upcoming job.
The customer owns a 1950’s brick cape that he wants to put a wood frame/hardi-plank sided addition off the back. My concern is that the original structure is true-masonry construction (3-courses thick) and he wants to tie-in the addition at two points in the wall where there is not a pre-existing opening. Also he wants to keep the brick exposed as a finished wall covering for that side of the addition, so it’s not like I’m able to remove the entire masonry wall. More or less, he wants the two side walls of the addition to butt the masonry wall and serve as inside corners for the addition, rather than having them return into the wall…replacing the wall with a header and have those points serve as outside corners leading from the addition into the existing structure. (I hope I didn’t just do a good job of confusing you…)
How can I make a good-quality, weather-tight seal between the addition and the existing structure? I don’t want to butt the studs up to the wall and just caulk the heck out of the joint…that doesn’t fly in my book. Should I cut into the masonry wall and let-in some style of flashing?
I would appreciate any in-sight.
