We wanted to build a passive solar towards net-zero energy passivhaus that an average person could afford to build. The greenest way to build is to build small. The challenge was to meet this goal and create a beautiful living space. The top priorities were passive solar, affordability, a tight envelope using SIPS panel construction, a metal roof, a natural ventilation system with no duct work, natural lighting, minimal mechanics, and a home with curbside character. The biggest challenge was to find a builder willing to co-create this home with a tight budget. Amazingly we found just the builder! With Ted Clifton of TC Legend Homes we were able to create a synergistic and joyful building collaboration. To keep down costs we did the permitting, garbage/recycling,tiling, most of the finish work as well as crew work throughout all phases of construction(contributing about $15,000 worth of labor). Although we did go over our original budget we still succeeded in creating an affordable beautiful green home. The home has a 630sf footprint with a 400 sq.ft loft totaling 1030 sq. ft.. The air blower test showed a very tight envelope with a score of 0.00047 SLA @ 50pascals, well below the 0.003 SLA( air leakage target) minimum needed to pass inspection. Skilled SIPS construction, triple-paned windows, caulking and taping all seam joints and putting in foam insulation in the electrical channels after wiring helped achieve this. A talented builder and crew created a space that is light, fluid and open. Visitors are awe-struck by the feel of the space, design, and affordability.
