32 units,whats bestvinyl,hardi,masonite,
i have a rental unit in a condo development,32 units with 20 yr old masonite that isn’t holding up well even up on the higher siding. so today [the homeowners assoc.]we have a meeting and the bid to vinyl was 135k everybody fell out of there chairs. i’m guessing about 2500sf per 4units x8,so about 20k sg ft. i really don’t think we are going to get any cheaper with any type of siding .so i got volunteered to find some other option. they are tired of repairing the masonite. i’m thinking that on the lower 2-3 rows use a 12″ hardi board and from there up just keep repairing with masonite.there is a product out there that i have never used that looks like pressed osb with a prime coat -hows this stuff work?whats it called? any ideas would be appreciated as i am lost on a job this size. i did wonder out loud about hiring 2 guys as full time employees and buying materials, but nobody went for that! larry

There are products such as "PrimeTrim" that are a tempered wood fiber composite with a factory-applied primer. I'm not aware that any are available as siding, however.
Masonite has gotten out of the siding business, as far as I can tell. There may be some other manufacturers of hardboard siding out there, but their quality would be suspect.
Probably fiber-cement composite is the only game in town, if you want something solid.
If you didn't have such a large job it would be worth it to look around and see if you could find a stash of better-quality hardboard siding somewhere, under a tarp in the back of a lumberyard. There is (was) good quality tempered hardboard that would hold up as well as fiber-cement, but there's very little left to be had.
I have some asbestos i'll sell you pretty cheap. I hear it's pretty fire resistant.
ao- pray for a hail storm and collect the insurance ha ha does the committe consider maintainance cost and upkeep down the road? I am not sure of the name of the product your considering but I have used it, it is like t1-11 and easy to work with about $23.00 a sheet not including mouldings { I broke my own} I think vinyl is the way to go faster, more choices and maintainance free plus added insulation wf1

"Smart siding" is the local favorite of lower end builders, it's an osb product, has a wood texture on it and comes pre-primed.
last about 15 years then any areas with high contact to water start to give way
which keeps the repair and replacement work coming in.
you should talk to them about long term viability, do they want to spend more money now and be done with it, go with hardi, or spend a good chunk of change now and another bigger chunk later when a lesser product fails.
The idea of replacing the masonite with hardi in the bottom three row isn't to bad as a fix but you still probably have problems above window and door heads?
either way, the osb sidings I've seen are only marginally better then masonite in my opinion.
