…to all the real pros here!! While I haven’t been around here as much lately, I still remember what many of you have given to me as well as to many others…A BIG HELPING HAND! I’ll mention just a few…that are always willing to share the lifetime of learning & experience they have acquired from their own Fine homebuilding…{not a plug either!!} …because their names are always the first that come to my mind when I’m faced with a challenge now. >>How would ‘he’ do this?– I’ve asked myself at times<< and thanks to some of you, I am able to figure out most of the answers on my own. Majority of the time…it’s just common sense, but not always.
With that said, it’s not meant to be that I don’t appreciate the help the many others here have given…because I do! It’s just there are waaaay too many names here to remember who said what<G> especially cuza that CRS thing 😉
In no particular order…Mike Smith, Piffin, Dinosaur, davidmeiland, blueeyeddevil, dieselpig, & calvin are the most predominant ones that first come to mind. I’ve learned a whole lot from youse. From the peak of my roof to the frenchdrains for the footings, and whatever else in between. Tip of the hat guys…you deserve it IMO! Oh yeah…can’t forget ol’ Imerc…what a guy!! I still sorta feel guilty about not letting him get involved in the burden of my ongoing projects…thanks to the ‘thickheaded-analitic-perfection’ I strive for. But so be it, that’s me. He was here last fall and is one dude I’ll probably never forget. btw…He still around?? He doesn’t appear to be.
Anyhoo…besides the thank you deal, I’d like to mention what also motivated me to return here. This 62348.1 mentions some ongoing minor window leaks that I have been fighting for what seems like forever. and this 55144.1 shows some of the work in progress. >>>FINALLY!! I have no more leaks.<<< Yep, finally the day came that I could say just that. The problem windows were located on the S side of my house and they take the full brunt of the brutal…and I mean {BRUTAL}…wind driven rains we get sometimes. I removed all the backwall windows again(please don’t ask how many times) and one newly installed frenchdoor, to start over from scractch. All new nailing flanges, Grace & Vicor, hardware, etc. Even a few sheets of sheathing were replaced, since they had gotten wet and weren’t suitable for my standards. At least the sills and jack studs(if that’s the correct term) were undamaged, which I would have replaced too if needed. I followed the instructions to the T as I was instructed by a few of you. Each one got the window pan treatment with Grace&Vicor this time, besides using it for the head & side jambs. and I didn’t seal up the bottom flange like I had been doing before. Now that they’ve been put through the full test by the recent horrendous storms the North East has experienced, I can sleep at nite. Wind driven horizontal rains were my worst fear, so I intentionally left the insulation out and interior trim off just so I could inspect every sq inch of the jambs…and not a single drop!!! No where!! In fact, now you probably could blast the wall with a firehose and they wouldn’t leak. Might blow a hole in the sheathing<VBG>, but the windows won’t leak, that’s for sure. Never thought the day would come that I could say that with confidence.
Like I said, there are still many others here who have helped me and a tip of the hat to you too. But more important…‘THANKS BT!!’
Man…talk about long winded 😉 oh well, that’s the way it is.

The important thing is that you are finding success in correcting your problem. Too often we hear the question, never hear if anything mentioned works. It is a good way for us that have done it a while to stay in tune. We hear things all the time. Couldn't try them all if we tried. Reading here helps pick up some pretty good tips along with the occasional mis-information. Maybe the tips are one of the reasons some regulars stay here and offer help.
Hang around, it's a fairly decent place.

as for the beer...if it was stale, sorry bout dat. It's all I had on hand<G> I don't drink anymore and now I've pretty much lost the taste for it too
