We live in a 15 yr old 2200 sqft, 3 BR, 2 1/2 bath, octagon timber frame located on 20 acres in Boston NY. We’re contemplating adding on and we would like some feedback on the potential impact of our resalue value for two types of additions. We plan on living here for at least 10 more years.
1 – 16’x16′ 3 season sun room (to replace existing deck) – front of house
2 – 16’x24′ inlaw quarters w/bath – back of house

Then do whatever you want. Constraining your life for the sake of some mythical resale value is silly. Do what you want, do it well. Someone else will probably like what you did.
The in-law would add more value in a real estate apprisal. Both in absolute dollars and in percentage of payback.
But, really, do what you want.

the location and the curb appeal have more to do with ultimate resale value
once you get over the basics .... two baths... two bedrooms..
the rest is individual choice

Lump me in, too. Clients see things too often in terms of dollars, and end up missing out on the good stuff. Get a copy of "The Not So Big House" (Sarah Susanka) and see what you like.
