We’re at the decision point regarding our exterior. We’d planned on EIFS (location – Denver) and know that if properly done it’s fine. Question is – how does the cost/ft compare between EIFS and traditional stucco. Looking at about 3500 Sq ft.

Oh - the insulation value of EIFS isn't much of an issue. The exterior walls are new construction, 2x6, and fully insulated.

*Peter, will be installing the same material(EIFS)on the front of my upcoming new home. As I'm only a DIY guy and not an expert on the subject, I will tell you what I have heard from craftsman and read on the subject. The synthetic stucco (EIFS) is a two step process, real stucco is three and more labor intensive to install. The EIFS will tend to be more forgiving for structural settlement and thus will lessen the possibility of cracks, stucco being famous to eventually crack. Not putting down the use of the real stuff (stucco), just sharing my thoughts. Good luck - Razz
