Hello all, i am building a 20×24 garage. It has a 12 in 12 pitch roof and the HO wants an apartment up in it. I am drawing it and in section, it seems the space it a little small (too small?) I am stacking the rafters on top of the floor diaphram to get more height. The ridge runs the legnth of the 24′ dimention and on the other two sides, there are two 20′ dormers, so i am maxing my space. If i frame a pony wall at 5’high, this leaves me a footprint of a cross, 10’x24′ and 10’x20′ intersecting. the thing that bothers me is that the ceiling ht. is 5′ at the ponywalls. Has anyone had any experiance they want to share with making this little space work for an apartment? THe HO wants a bathroom with a shower and the rest one space. THe stairway to access the space in on the exterior. I hope i am being clear in my description. I will try to draw it and post the drawing. THanks. RZ

Do you have Irfanview? Open the bmp file in Irfan and save-as a jpg.

I've built exactly what you've described and you will get a very generous space. The five foot knee walls are no problem, you gain height fast with the 12 pitch. I think even with collar ties the ceiling was very high in the ones I've done. If you're planning a full scale apartment with kitchen and bath it may be kind of small but it's a fantastic space for a master suite with a hot tub or small bath or big closet. Does it adjoin other rooms at the same floor level or do you need a separate stair? That might make it seem less doable.
Thank you for your reply Mad Dog. It is a de-tatched garage and the stairway is on the outside, so it won't take up space. It is going to be a guest room.

re-saved the bitmap as a jpg, and tried to attach it again, it just didn't come up. Oh, there it is, in triplicate!
Have you considered dropping the 5' knee wall to 3' or 4'
That space can be very usable in a apt. that small

Good Idea, I was thinking of putting some cabinet doors to access the 'dead space' in the corners, especially as it will have the subfloor in it. I am doing the whole floor diaphram, putting one plate around the perimiter and setting my seat cuts on that. Thanks for the ideas guys, keep 'em comming!
Seems there's a code issue on the shortest ht. for the knee wall in a living space. 5' comes to mind, but can't remember. Might want to check this.
To get more room along the perimeter of a storage attic in my garage, I dropped the joists down, gaining a 2' ht below the rafters. Some engineering would be wise, I did this from the seat of the pants..........luckily no spreading along the top of the wall. thanks for the help Calvin. I thought that it was 5' too, and also i didn't want theh space too small, if they put a couch against the wall, and stood up, i think that they won't bump their heads. The prelim. drawings are at the engineers right now. Robert
Irfan is very useful. Not only can you convert almost any file type to another, you can downsize digital pics to reasonable sizes. Pics much bigger than 100k are slow to load for us not using dsl. Just open the picture file, slect Image, then Downsize (I think), and select a small size. Important ... be sure to Save As with a slightly different name, so your original high definition pic is still available.
Since you posted the same pics three times, my guess is that you got impatient with Prospero. Once you select Upload, go potty or get a cup of coffee or something, especially with large files, cuz the uplaod time is real slow. It will tell you when the upload is complete.
