I live in an older home in New Haven. In 2007, the house was converted into 6 condos (1 of which is mine). Since the conversion in 07 and subsequent sales of units, the roof has been leaking in more and more places. I recently noticed that shingles have been falling off the roof and into the parking lot. Worse yet, gaps between sky lights and the ceiling are now apparent which let in sunlight and, of course, rain.
2 roof repairs have been attempted to seal gaps around a chimney and skylights, to the tune of approximately $4,000, but the leaks keep coming. Additionally, I’ve discovered that wind has actually moved a skylight of mine and has bent a layer of tar paper over the skylight. So, a few questions:
1) how do I tell if a whole roof replacement is needed?
2) It seems like my condo association should have recourse to the developer or the subcontractor he hired to do the roofing job. What’s the best way to find out my rights? Should I sue or try to negotiate a solution with them?

As far as the condition of the roof and whether replacement is necessary-contact a reputable, well referred, qualified, etc roofer and seek his or her council.
Whether you have rights, beats me. One thing that complicates the whole process is condo association. You have certain rights as an individual but these may be superceded by the association. I assume yours isn't the only unit experiencing problems. As far as recourse, I suppose a lawyer that isn't a sheister might be a start. Your BBB could perhaps have a suggestion if it's more geared to the consumer than it's member businesses. Is there an office in the City or State Gov. that deals in these consumer issues?
Shingles coming off and tarpaper flapping in the breeze screams some pretty negligent work. Warranty time period probably limits any guarantee from the builder or that evidently bogus roofer. If they started slapping black goop on there to solve a problem I think further limited repairs are a waste of time and money and will only prolong the inevitable.

can't much help you locate a reputable roofer in Conn. And, even if I was your neighbor, I'd still be hard pressed to recommend someone..............you see, at least here-roofers are a hard referral. You refer a company and maybe you don't get the sub I thought did a good job. First hand knowledge can't be beat when getting a referral-I have maybe a couple roofers I'd give a number out on around here................the rest? crap shoot.
But what you write sure sounds like the wrong one. In the end tho, the GC sounds like the responsible party-what he does to rectify it is his bizness-get the same guy and have him take care of it..............start anew. then again, there's his warranty and how he honors it.
