We purchased our home approximately 3 months ago. The home was built in 1999 and consist of a wood frame construction with a full unfinished basement. The exterior is stucco finished. Although we live in an arid climate, we had a rain storm one night this week. During the rain storm we noticed that water was entering the basement at the top of the foundation wall and the sill plate. The next morning I checked the exterior of the house to identify where the water may have entered the house. The foundation/basement wall extends above grade approximately 2′ and the stucco finish extends from the wood frame structure across the foundation and sill plate joint to a point that is below grade on the foundation/basement wall. I found that the stucco had cracked along the sill plate & foundation/basement wall. I suspect that the rain water is running down the exterior wall, seeping into the stucco crack and then running to the interior of the basement wall.
My questions are:
Is this a typical problem with stucco exterior finishes?
Did the stucco crack along the sill plate and foundation wall due to settling of the structure or other possible problems?
What are my options in fixing the problem?
Any assistance in resolving this problem would be appreciated.
