In my ongoing effort to develop my business plan and determine if the remodeling business is going to work for me I have been putting together estimates on various projects. I would like some thoughts on my time and costs estimates for a typical small bathroom remodel.
The hypothetical bathroom is 5′ x 8′, and includes a standard 60″ tub, a single sink with a wood vanity, a toilet, ceramic floor and tub surround. The hypothetical job is to gut the bathroom down to the studs and replace all plumbing fixtures, including the tub sink and toilet. The floor covering will be replaced with ceramic tile as will the tub surround.
Material Estimate is as follows:
Tub $500
One piece solid surface sink top $600
Vanity cabinets
(one for sink another for linens)
and medicine cabinets $1000
Toilet $300
Ceramic floor tile and materials $500
Ceramic wall tile and materials $500
Drywall, plaster and tile backer board $250
Plumbing materials
(tub drain and Faucet Sink Faucet) $400
Lighting fixtures $300
Paint $100
Trim and solid core door $200
Miscellaneous materials $200
Total Material Cost $4,850
Am I forgetting anything?
Labor Hours
Selling, estimating, and material ordering 8 hours
Gutting the bathroom 8 hours
Plumbing and electrical work (including setting the tub) 8 hours
Drywall backer board and door installation (including plastering) 16 hours
Ceramic tile 16 hours
Painting 4 hours
Installation of cabinets plumbing fixtures, lighting fixtures and trim 8 hours
Total man hours 68
60 hours billable by me
8 hours billable by the plumber and electrician
My hourly rate $35 per hour x 60 hours = $2,100
Plumber and electrician hourly rate $50 x 8 hours = $400
Total Labor $2,500
Labor and Materials $7,350
This is for a project in the New York metro area, I am paying myself or an employee $20 per hour, the remaining $15 covers my overhead.
