I am now in the process of estimating a job. 20*20 art studio (two stories, cathedral ceiling)and the buget at this point is $20,000. First, Does a block wall cost more than a stick built wall. The lot is relatively flat, just have to make sure the elevation is the same coming back to the house. I will be tying the deck of the studio to the house deck. Would it be easier one way or the other. I was under the impression that $100.sqrft. was the price up here in western carolina. Bobby

If the interior and exterior wall finish is the block then that's the least expensive. Remember though your electrical will be exposed and more expensive.
Also you may want to check your math a 20 x 20, 2 story addition for $20,000 is $25.00/square foot not $100.00. It may be possible for you to build it for the budget price but that sounds low. Give them a fair price which allows you a profit but before you waste too much unpaid effort on the price make sure they can afford it.
does two stories mean two floors? or high walls (which is what it sounds like)

Sounds like Bobby is estimating this as the homeowner, and really hasn't put much thought into it...tire kicker, I'd guess...nonetheless I think you can build a serviceable studio for 20 grand in Western NC...I know I could get you artin' for that here in Chapel Hill, and we got some real arteests, they're bona fide! ;-)
Think about concrete tilt up pannels,.....80sq ft, =1 yd@3 1/2 in about $80.. add #2 rebar for a minimal price, and small crain. wood roof trusses, and there you have it... you can form windows ,doorways. inbed electrical... not to mention the insulation value and longivity for the structure......and it might meet your budget ...Mark
