You put in 3 large variables...
Well: what type of drilling and how deep. My last home was 884' deep and ran over $20k Included casing, 1 1/2 hp submersible pump, 3,000 gal tank, 40gal bladder tank ,and booster pump. That's $9.52 sqft. The last home I worked on ran $14k for the same system is a good water area and in the 200ft depth range. That's around $7 a sqft. Spec home I bidding on, the GC said the well would run around $15k. Septics run from $5-$15 Depending on perk/location and local requirements. So that's $2.38-$7.14 sqft
Cabinets for a 13'x13' kitchen will run $11k not installed, no tops. This is a price through LOWES (had ours priced out of curiosity by a neighbor who works there). That is the lower end cabinets, probably a 4 on a scale of 1-10. Install was around $2500.
If I was to build your kitchen, I'd spend about $4k on materials/doors only. Plus finish
Pre manufactured granite tops are running $300-$500 per 8' section not installed. Install is about the same. As in the case above, Around $3k for 24 lin.ft. of tops
Baths cabs run around $1000-$1500
Cabinetry is my area, I'll leave the rest to others.

submersible.. I said to allocate 20/25K.. over the 5/600 mark is not uncommon.. they think a 100'er should be all they need... they'd need a treatment plant to clean that nasty crap up even if they hit water... cost of a permit is 2500$ IIRC...
12 bucks
septic 12/15K...
7 bucks...
cabs... hehehe.... that's a mine field and definetly mica tops... since that's at the end you know it will be bargin basement stuff because there's no money left...
9 bucks... (WAG'd)Life is not a journey to the grave with the intention of arriving safely in a pretty and well preserved body, but rather to skid in broadside, thoroughly used up, totally worn out, and loudly proclaiming<!----><!----><!---->

Boy, how well do I know that story.
This is probably not an exageration, but one out of five homes that I have bid, there were not enough money left to put in the right $quality$ of cabinets for the home. Every other penny was spent on the trades before me.
The only other poor SOB after me is the landscaper. Try to landscape a whole job for meer pennies.
And..... what's wrong with formica tops? They are in the last home i build. The good stuff runs around $2 sqft fot the material and $0.40 for the substraight/glue. Heck, the nice looking Avonite/Corian is in the $20+ sqft(my material cost, no labor) :~)
The point was... I don't think so
Less than 3 years ago, there were GC doing turn key homes on the coast of Wash for the $65-$75 sqft range. Not any more...
I'm reaching here so take it with a grain of saltIsn't there self contained water systems that recirculateall your water and at a price that would save a substantialamount of money. There are water pufification systems that sell for approx. $3000.00. Saw it on the show "Beyond Tomorrow"Take ANY water and run it through this system and it is drinkable. The output was pretty impressive. If it is doable that would be a huge savings. After doing a search I couldn't find the product namebut maybe someone else saw the show and can help out.I really didn't pay attention to the name of the product soit is hard doing an internet search without the specific product.

last time I checked, a whole house system like that was running between $17,000 and $25,000

Do the ICF and stucco with help from south of the border.
open plank shelves for the kitchen
pray for a shallow well artesian
Hardwood floor from lumber liquidators and hope for the best
That heating system ain't going to be cheap
Plan and watch the cuts on the roof. hips can be wastefull of steel, but cartefully planned can go alright. Could be installed to purlins, instead of sheathing to save money, but not advisable - what pitch?
Can they do their own painting to save a buck or two? otherwise, you might have to hire a blue dog...

never happen..
pray for a shallow well artesian
you already know what the quality of the water will be and what the chances of that are...

never had any sucess with them.. WTB it will be stained CC..

Plan and watch the cuts on the roof. hips can be wastefull of steel,
that I can do.. order the kit system instead.. or buy up leftovers for pennies on the dollar and get the dog to make it all look the same..
but carefully planned can go alright. Could be installed to purlins, instead of sheathing to save money, but not advisable - what pitch?
5 or 6/12.. that is what I said too...

Since the pennies are important, I would encourage them to go with three tab asphalt shingles on the roof and then they can go over it with steel in 10-15 years or sooner if the ship comes in.

Let's estimate a little ....
Andersen 700, Just the basics $6000, that's another $2.85
appliances 7 out of ten heck price them out give the owner an allowance to stay within, lets say 500 per for range, washer, dryer, 400 dishwasher, 1000 refrigerator. That's $2900 give or take. and I wouldn't count those as 7's more like good middle of the road 5's heck a 10 on the range could cost $15000 by itself. Another $1.40
Radiant Heat= in floor or baseboard? Either way with 96% plus efficient and DHW.
Minimum $6500 parts and you spend 3-4 weeks building the system or $15000 for a pro to build one. MINIMUM - $3.10 to $7.15
Plumbing swag, copper supply 5000, pvc waste 3000 + 8000. $3.80
Electrical high and low Voltage. Permits and Hook up $450, low end price $4500= $5550. $2.65; Slight overkill $6000, 2.85; Fixtures $1050, $.50
Floor covering cheap carpet and vinyl installed. $2.75 Good carpet and tile $6.25
Low side 15.05 high 25.70
FYI I Just built for myself, Paid for the Foundation / Excavation and the Drywall to be done, Did everything else myself. Are you allowed to do P,H & E in your area?
Specs- 1400sqft + three car garage/shop, Sips walls, high ceiling in living area clad wood windows, painted trim, 1/3 tile and 2/3 nice carpet, infloor heat Mod Con lp boiler.
$130,000 on my lot $92.85 sq foot. Not including appliances.
It can be done, but I wouldn't do it for 10,000 (7.15x1400) in my case or $15k in your 2100sf example.
Good luck,
Garett

been a very long time since I got involved in the one stop shopping...
been cleaning up after others for a good long while making things right (different ball game)... so I'm kinda outta touch with all of this as a package and what's competative...
my pricing was a tad higher... 15k (as GC) for me would just make me wanna stay home and not answer the phone.....
we're on par with the in floor radiant... I came up with 18k and a fuzz...
all you have to say is a reality check...
I can do the dirt work and take it to the ridge... the dog does the painting.. I ain't getting near it...

Seems like either squat all or king's ransoms.
Seems to vary depending on when you ask, too. Often cheap as dirt before there's a hole in the ground--but dear trying to finish to beat a closing or note conversion.
Depends on whether the painter is any good, and whether they are busy or not, too.
Occupational hazard of my occupation not being around (sorry Bubba)
So you don't know. Is that what your saying?

I'm building a little south of Cuchara, CO. The first thing to concern you should be WATER. If you can't find it, you will have to haul it. Many people in your area do that. Been there, done that, and it gets old. I had zero luck with a "witch". The water department will have a map of successful wells in your area.
Good Luck
