Not a professional hardwood installer etc. but did refinish a college crowd nightclub dance floor (high heels, broken glass, wet T-shirt contests, booze) every year for 8 years with 2 coats of polyurethane floor finish. Year 9, I decided to give the waterbased varnish a try, and applied 4 coats as recommended, it was still looking good enough after 1 year, I didn't have to refinish it till the following year.
