A condensation problem??
I have a relatively new house. There is a terrace over a garage (grade slopes front- to-back in such a way to have allowed parking under this rear terrace). The situation is this: Bluestone over roof membrane over setting bed over concrete over metal deck and struct. steel frame. This is not your run of the mill house.
Moisture is collecting/dripping from underside of this deck. I am fairly convinced that the “system”-as a roof is not leaking. But is a dew point/moist air collecting on the colder metal deck issue.
A spray-on insulation has been suggested as a cure.
Any thoughts before I spray this thing?

Sounds like you've figured out what's wrong and your solution sounds good too.
When I was much younger I was sent up on a steel Quanset hut roof to caulk all the nails because the roof was supposedly leaking. It was about twenty degrees out and my feet were freezing. Finally the boss said to stop (after I'd done quite a few of them) because he figured that the leaks were really condensation. Guess that was the case because I never had to go back up there and finish!
