Construction Cost in Southern NH

Does anyone have an estimate (for planning purposes) of the construction cost (per square foot) for a mew home in southern NH?  I know it is hard to estimate a per square cost, but I looking for a ballpark for planning purposes.  <!—-> <!—->

I am thinking of a 2-story colonial, approx. 2500 sq. ft, 3 BD, 2.5 bath.  I have done a little research, I am thinking around $125/sq ft.  Does that sound right?  <!—->

What if the General Contractor leaves the second floor unfinished, only electrical rough, plumbing rough, mudded drywall. <!—->

Final question, what if I use SIP as opposed to 2×6?  From what I have read, the cost for SIP is getting close to that of well constructed 2×6.  Any feeling for SIP delta from 2×6 construction?<!—->

    You are barking up the wrong tree, here.

    Go and find some local builders, and talk to them.  You'll find out that price will be dependent on plans and specs, and without any plans or specs, you are wasting everybody's time.

    Like you said, sq ft ball park are very hard to guestimate.  However, I'm in a similar market as you (metro west, MA) and I'd say for the house you describe, with average finishes, you are a bit low.  I'd GUESS closer to $150.

    I'm not sure about NH, but in MA you wouldn't be able to get your certificate of occupancy with an unfinished second floor like you describe.

    You've already been given some very good advice.  Start by seeking out a few quality GC's in your area and see what they have to say after you show them your plans.  A good estimate may cost you a few bucks (or may be free) but it's well worth getting the educated opinion of a professional familiar with your area.

      I have no intention of "wasting" anyone's time.  I am in the very early stages of planning and was looking for ballpark construction cost in order to set realistic goals.  The waste would be to have several GC quote floor plans I can't afford.<!---->

      I was hoping that someone in this area had a general idea of the cost. Or experience from a house that was just build that can be used as an example.<!---->

        That online link can get you a ballpark if you answer it's questions honestly. Just keep in mind that every location and every builder have different costs.

    Your question is very reasonable and your desire to try and set a realistic budget before you pay someone to develop blueprints for a house you can't afford is smart.  Unfortunately the reason you can't get a good answer to your question is because using $/SF as a metric for construction cost is extremely unreliable.  This link will explain why.
