this is lumber, windows and doors only, a weather tight shell,
fast ball park, really dont spend much if any time on this, what numbers jump to mind, lke as if you were just standing around shootin the breeze
just trying to compare to the other parts of the US

hardiplank lap 10 inch, window not boxed ( ex.trim)
vinyl windows ( 14 of them) milgard classics
stanley type paint grade metal exteiro doors, 6 panel ( 2 to outside , one to garage)
2 sliding glass doors
trusses, 40 lb load, no hips but 4 valleys, 5/12 pitch. Half of house is vaulted truss
5/8 cdx sheeting, open soffit, 16 inch overhangs, 2×6 cedar fascia adn corner boards
2×4 inteior walls. 3 bedrooms, 2 baths
one inteiro wall is 2×6 it is 10 feet long
biggest window is a 8ox5o. rest are 5o4o
sliding doors are 6o
no inside sheer panels
windows are ok and no fancy outside sheer panels needed either
remeber only to a water tight shell
seriously I m not trying to get help on a bid or anything.
I know lumber prices are going up and fuel costs are going up
but the one I just finihsed came in at about $18 a square foot, and that is higher then it has been, I actually had to take a second look
the culprits were, that I can calulate over the pst year
an increase $$ in 2x pre cut studs about11%, 2 x random plate stock about 22%sheet goods almost 48%, cedar about 12%, window about 4%
my brother who builds in virginia says that is competative for his area and he would add 13 a squre to frame, sheet and set windows in it ( not including hardi installed)
but he plays his cards close to his chest, if he says competative , it could mean he is being nice or that he would love for me to supply at that price

throw in electrical, drywall, insulation and my 1200 plain came in at 40 a sq feet, no carpet, no tile, no wood, no cabinets. just plain.
I'd have to go with around $173.43 per ft, but remember I'm not puting a lot of time into it.
I'm pretty sure I don't compete with your brother. <G> House is a slightly different construction, including roof good for 300psf. Foundation included, as it's not separable. 300 sq ft of glass, copper siding. Right at $13/ft plus a few interior walls.
