I have owned a 2 1/2 story brick building built in 1914 for almost 20 years. When I purchased the property it had settled more on one side than the other and had floors that sloped to one side. The soil on my lot has a high clay content. I had a general contractor look at the settlement prior to my purchase and he believed that the building settled years ago and was not prone to settle further and this has largely been the case. You could see that the foundation had settled in the basement because the concrete floor cracked about 18″ from the outside wall. The foundation wall had a couple of vertical cracks about 1/16″ wide years ago and the crack is now about 1/8″. Is there a cause for concern? There are not any drainage issues in this area. Should I look into helical piers for this side or have a crack repair specialist take a look?

I agree that a sixteenth in twentyyears is not a worry.A bump is a post that will bring your thrread to the top of the list in a forum so others can see it before it gets buried. Has to do with the wya most forum software works. active threads go to top of list, while inactive ones sink into archives.

A crack can easily move 1/16" due to seasonal changes, especially in high-clay soils. Absent any other signs of trouble it shouldn't be a concern.
