I have never priced a deck out before. (I am a cabinet maker) I have a deck to price out to a client . It total sq ft is 352 ft. Lumber cost is $1385. It is 42″ average above grade. It will be underpenned with 1×6 deck boards. Its ‘L’ shaped 23×14 with a 7×10 notch.. Lumber estimate is $1385 and I think me and a helper can do it for $2500 labor…..

Mike,
Do you mean double his price or double the material cost? If you say double the material do you mean double it for the final price or for the labor number?Jon Blakemore
double everything... his numbers come out to about $10/ sf.....
he should sell it for about $20 minimumMike Smith Rhode Island : Design / Build / Repair / Restore
It's way too much deck for any less than six grand minimum. We do a lot more detailing here in the NE so Mike and I would be higher, for sure. Western styles for railing are more rugged but I'm betting that a cabinetmaker will have a hard time doing rugged work with out spending time to refine it, and an L shape is more work, like building two porches.
Now where is Prodek?
Ya, Larry, listen to these guys.
The slam bang price for this is $15/ft, often sold marked up 20%.
So 352 x $15=$5280, X 1.2=$6336, for average work.
You are happy with $3885? If you just count the time you bang nails that might work out for you.
Just for giggles, since I'm working on my estimation program right now, I fes some figures in. This deck with a simple railing setup would have a cost of $5637 with labor not extremely well paid.
Pay'em good and add overhead plus profit and you are looking at over eight grand. Do a nice railing and it's right what Mike said.
Larry, I expect you are trying to fit this in for a good client/friend and that is why you are considering it. Remember, that the first time you do something is the time you learn about what items you forgot to include in the estimate. Price it high and end up looking good instead of low and end up with everyone hurting.

Just for giggles piffin what estimatinng program do you use?

Works with unit pricing and zip codes + other modifiers. Just been using it for a year.
Generally, I run it once, then print out to compare records, instinct, etc. Make myself notes, then edit.
My last kitchen addition was right on the money.
I estimated another last week where my first instinct was 40 - 44K for a ballpark. It showed cost at something like 39,789. plus profit - whatever you factor for it. It's a postponed job for now...
The one I'm working on today is showing things so far to come in as I expected. The owner wants to restore this old house and has a defined budget, so I'm breaking it out according to exterior and to each individual room so if the total is over, he can say which rooms to stay out of, or he can delete all the wallpaper as a lump or whatever.
Important thing beyond accuracy is that I am comfortable using it. The process keeps me from forgetting so much which is where I went wrong in the past. I never learned spreadsheets - probably should and create my own but this works for now..
