So, it looks as though DH will agree to the addition. {OK Blue, pack your things, you're moving to Ontario for a month or two. I get to pay you in Canadian bucks, though.} We have a hip(cottage) roof over a tar and gravel flat roof. If the foundation will take it, (I'll get an engineer in to look, right?) I want to add a storey on top. DH is thinking about adding to the side or end. House is 45' long by 18' wide, except for a 2' wide 13'long bumpout along one side. It sits on a hill side, with walk out basement. Needs new roof. My thinking is if we go up, we take off all the old roofing (you guys convinced me of that) double the size of the house, and put on new gable tin roof. (we're in the bush, and moss grows well on the roof) If we go out sideways, well, the north side means moving the septic tank and the gas lines. I don't like the sounds of that. South side means fully exposed basement, and unless we go the whole length of the house, how many feet can we really add without making the house look really stupid. Plus, a sideways addition will mean more sq ft of roofing, and that means more money. If we add on to the end, I might just as well put this thing on tracks, it'll feel like living in a railway car. So, given your druthers, would you druther add on top of a house, or add on to the end. How much more expensive is a tin roof? I know the tin will last the rest of my life, whereas asphalt will need to be replaced a couple of times yet. Hey, I'm really looking for you guys to convince me that I'm right. Any thoughts greatly appreciated.
*Go up . No brainer , the money you save in foundation will pay for the demo. Money you save in septic relocation and excavation will pay for tin roof and have enough left over for nice new big screen tv. The price of the roofing systems you described are comparable. The tin roof costs more now but lasts longer. Go with your gut feeling on that one. So yes you are right . Feel better?
*John Boy says If your foundation is good put it on topeconomics, looks, you already have the right answerGo for it!
*Quite honestly Martagon, I have found that the cost of going up vs going out are relatively the same on an existing single story home.Pete
