Hello to all,
While I’ve posted before and have been reading this forum for a number of years I have never really introduced myself.
My Name is Phil Powell and I own a small one man custom woodworking business located in beautiful Havre de Grace Maryland (the very top of the Chesapeake Bay, or the very end of the Susquehanna river) Anyway, I’ve been in construction for thirty years this June. I worked my way from the lowest grunt and have been to the very top as Vice President of a Production Builder building 300 plus homes a year (and I still haven’t seen it all!) and all points in between.
I’m currently building some custom cabinets for a friend that is doing a very large (800k plus) renovation to his home. This friend is also a developer of residential and commercial properties. This brings me to my topic.
I’ve been doing some commercial tenant finish outs for him. I come in after a tenant moves out and build the space to fit the new tenant. The space is usually demo’d by some of his people. The spaces have walls adjoining the adjacent spaces and are left in place. My problem is that 80% of the time when the guys demo they neglect to score the drywall above the vinyl cove base when they remove it and thus, they tear some of the paper off of the drywall. So, when finishing the drywall I go ahead and skim along this area. When I do so the “brown” paper of drywall tends to bubble up. I’ve been going back, slicing the area and the spackling over it again. Anybody have some thought on preventing this? I thought about hitting the area with a little “kilz” or clear shellac to try and seal it.
What do ya think?

You do need to seal it. I've used Shieldz and Bins. Pull off any loose paper first, seal and skim. Should take care of the problem. I'll use hard to sand original Durabond for the first coat. Good adhesive and quick dry in the 20 or 45.
