I have been debating whether to re-stucco my old house, or to have it professionally painted with an elastomeric paint. The existing stucco is not in bad shape at all. We are going to have retrofit windows installed, so I have to make up my mind soon. My preference is a painted finish, because paint to me seems to have a softer look than a color coat. Also, the trim will have to be painted anyway, and that would be a significant portion of the work either way. As far as function is concerned, is one finish better than the other? I live way out on the far left coast. I think our average rainfall is around 18″, and our weather could be described as a moderate marine influenced climate. Thanks in advance for your thoughts.

Portland Cement Association recommends against painting stucco unless with a lime based paint. The website cement.org
Thanks for the response. I have made up my mind to go ahead with the elastomeric. We paint stucco around here with no adverse affects, and this stuff is great. I think the cement association is expressing a general concern that is meaningful in specific climates (such as yours). And their interest is in promoting cement use. Once I started doing a little research and weighing the facts, it was an easy decision for me to make. There is plenty of information on this stuff on the web. Take care and stay dry.
