exterior deck over interior living space
First time here and with a big problem. House on the Oregon Coast. 12 yr old house with upper level exterior deck, sealed with ‘Gaco’ sealant over plywood, there is interior living space below.. Just had the experts look at it because the nails are showing through the ‘Gaco’ and in one place the underlying plywood has bubbled up over the nail. Emergency repair is needed. This decking was supposed to last 25 years or more. Best I can tell proper nails were used.
Drainage from deck is good and there is no visible leakage into interior space below.
I am wondering is this an instalation problem?
Any ideas what could’ve caused premature damage.?

Any sort of walking surface on top of the sealed deck surface? In general, such surfaces should be protected from shoe damage by means of a more conventional deck laid on sleepers.

If your deck has not been recoated for 12 years...that's your problem. I believe Gaco recommends that you put on a new topcoat every 5-7 years. Once that membrane has been penetrated with moisture you will need to need to dry it out, replace any damaged plywood, then tape any new seams,and recoat. It sounds like you need to recoat the entire deck. Call Gaco here in Tukwilla, WA. and ask for the field supervisor....he's a man that put waterproofing on 1000's of deck surfaces before starting to work with Gaco.
