Hi guys,
Need some help from you “West Coasters.” My uncle lives in Sacramento, CA and wants to have his house resided in vinyl. Its an old, 1950’s style, single story flat roof version, that was trussed over a few years back and made into a story and a 1/2 bungalow. The original wood siding was sided over with aluminum siding back in the late 60s.
My uncle wants the aluminum removed and vinyl installed. Whats the going rate he should expect to pay for this type of work in his area? There is no insulation work needed, just a siding job.
Here in my back yard (Pittsburgh, Pa) the material cost for vinyl ranges from 45 to 80 cents per square foot. Labor costs are around $1 per square foot.
Sooooo….what are you guys charging?
Thanks,
Davo.

Davo,
Half my family is in the Central Valley, and I came from there originally (Bakersfield, actually, but now a lot of family in Sacto). Costs there are not much different than here in Portland, though labor probably varies a little bit.
There are several elements to any bid for a job such as you've described. Tear-off and disposal (recycling for the aluminum) should run $10-$15 a square (100 square feet). New vinyl and accessories is, as you said, about $45 to $85 a square (larger siding companies can get it down to $35 a square, but that's not relevent to your uncle). You'll also need new 15# paper (or Tyvek, though I am personally not fond of it). $100 a square for labor seems high to me, but perhaps that is the prevailing even in the lower-cost region of Sacramento. Lots of crews are working here in Portland for $65 a square, and I pay $75 to $80 in order to find guys who aren't constantly high and will actually show up.
Thing is, how is your uncle going to get a crew? Contractors have crews either on-staff or available, but a single individual may have a hard time finding people who are conscientious, competent, and honest. He also needs to find crews who have all the necessary equipment, notably staging, pump jacks, whatever's needed. (Might be easier in this case since the house sounds fairly low).
If he gets bids from existing siding companies, he should be looking to pay a total of $250 to $300 a square. They won't tell him the exact cost of the materials or labor, but at $300 a square he can pretty much get whatever brand he wants unless he's set on something exceptional (e.g., Certainteed Cedar Impressions). Of course, there will be plenty of companies cheerfully bidding $400, $600 or even $1,000 a square. Beware companies that use commissioned salesmen. What he really wants is a reputable firm where one of the owners or foremen will make the bid personally. (In some cases, the salesmen are virtually self-employed. They take the leads, bid sky-high, and get to keep ANYTHING over a certain amount per square. Worse than car salesmen!)
Hope this helps.

*Roger,This helps a lot. I'll be informing my Uncle of what you just said.(p.s. the house is fairly low, so not much staging involved.)Thanks,Davo.
