Could anyone give me a good flashing detail for stucco walls ? Before, I’ve cut a shallow kerf along the wall and put some flashing in there (set in caulk) that lips out and over the ledger. Is there another better way, besides opening up the wall to accommodate the ledger board ?
You can go see the house here

and while you’re looking, check out how the two existing decks are set on un-braced posts !? This is a new housing developement, and all the decks are like this !
I don’t understand, since it’s right in our Deck Details from the City (San Diego) that any post greater than 4′ high has to be braced. I don’t get it. The joists aren’t coming out from the wall either, they’re set in hangers, so there’s no stability there. Decking is set parallel to the house, and not on a 45, so there’s no stability there either.
Anyway, what’s a good stucco flashing detail for a deck ledger ?

The shallow kerf and caulk isn't such a good idea, because stucco is porous. Wind driven rain will flow through it. There's a moisture barrier behind the stucco that actually stops the water. You need to cut through that moisture barrier (without effing it up) and slide the flashing up under the top part of it.
I've seen drawings of using washers as standoffs to keep a drainange space between the stucco and the ledger, but haven't done it that way myself.

You know, I think that's exactly what I'll do, except I'll go get some neopreme washers made up at a place I know, say half an inch thick. They should seal around the bolt just fine, and even provide some sound and vibration dampening into the house.
Thanks for the advice !
Check with your local building department first. They might not accept the washer standoff idea. Or they might have details and dimesions they want if you use it. Some have drawings of how they want it done. Fairfax county VA had lots of deck drawings on their web site.
