Has anyone had any experience or suggestions for a roof deck over a living space? The roof slopes 2 inches in 11 feet, and has a poly/vinyl membrane for waterproofing. Previously the roof was covered with tile over a”waterproof” membrane that failed and led to major leaking etc. Owners would like to retile but I am afraid the mortar will be to hard, and it fails again will perforate the new membrane. Other option may be a wood deck on floating sleepers. Again I am afraid of wear from elements and expansion and contraction of the sleepers.
When building this home it had the usual architect’s stamp…TBDGC, meaning “I don’t know you figure it out! Any help ideas are appreciated!

I have built several (wood deck over sleepers) using epdm and have not had any issues. Good detailing around post and along the edges should give you a very long term roof.
I usually use a full 2x6 for my sleeper and glue epdm on the bottom to create nice slip surface. The 2x6's run parallel to the slope to allow for easy drainage. I then build a tapered floor joist that I attach to the sleepers to get the deck level and then attached the deck to the joist. Make sure your screws are not too long
I have never done a tile deck like that but I have seen a granite tile product that is not mortared but rather set in a grid on the sleepers-can't remember where I saw it.
