I have a framing job(s) that I need to bid on in the Atlanta market. They are residential, stick construction, built up roofs, 12/12 pitch, say 5,000 sq ft plus a daylight basement of which 1/2 will be engineered walls and the rest framed.
I want to quote all the wood except for trim (that is another story), including exterior trim, rough in of stairs, three tray ceilings (2 are a bit complicated), hang the windows and doors. Essentially I want to stand up all the wood except for decks.
I have some notion on how to price this but would like to hear any other opinions from this forum. Bid needs to be in tomorrow and I don’t want to leave anything on the table. Thanks in advance for any guidence.

Tell us some more facts...How many feet on each floor and how many in walk out basement?...Also, what is your competition going to bid??...How long is it going to take you...guess close and multiply your actual costs by two...compare that to $5/ft plus another $5000 for the difficult areas....Are you coming up with $36,000?

Details:
Basement- 2016 sq. ft., I'd say that half the exterior walls are poured, and the other half (daylight) will be framed. There are rooms that need to be partitioned, and ceilings that will be framed.
1st floor- 3104 sq. ft., mostly 10ft ceilings, a complicated tray in the master bath, and a std tray in master. two story bay window.
2nd floor-1447 sq ft., pretty straight foward.
12/12 pitch roof everywhere, built up stick roof, fairly complicated with lots of cuts and valleys.
I am proposing to stand up all the wood (except interior trim), do cornish and exterior trim, set all windows, set all exterior doors, frame up staircases with temp steps.
Price, I am thinking somewhere around $45K - $50K and we will buy the nails (lol), but I want to get a feel for what this forum thinks. I have a quality crew who do excellent work and I don't want to give their services away.

Well 50k sounds high but I don't know how much cornice and exterior worktime will be involved...How many guys times how many hours per day times how many days will it take you? Then try labor times two and lets see what that is....
Also are there others that are trying to get the job with a low price??? Does the GC know your work and want you to do the home? If he does he may help you competively price the job. He must know what he wants to pay. I usually can get people to talk budget with a little exchange of trust and persistance...

After careful review, I bid $46K for all the items above. I run other crews and just did the drywall in two of this developers/builders houses. My crew did an outstanding job and it was recognized by him.
He has beed taken every which way but loose by the "two rednecks and a saw" community and is fed up with it. I have explained opportunity costs to him both with his customers and having to tear stuff down and have it done over,,,not to mention the delays you experience from bad framing. I'll let you know how it turns out, have 2 more to bid for him.
