I posted here last week hoping to find a solution to crumbling sheetrock that is adjacent to a granite block wall. And while I received several suggestions, no one suggested Zinsser’s GARDZ Drywall Sealer.
From what I’ve read, it seems to be the answer to my problem.
Does anyone have any experience (good and/or bad) with this product?

I haven't used Gardz, but don't believe everything you read. It may provide a level of moisture resistance somewhat greater than conventional latex primer, but I would be surprised if it surpassed oil.
Why not experiment? Get 2 scraps of drywall, paint 1 with Gardz and the other with an oil-based primer such as Cover Stain (both by Zinsser) and after they dry, leave a damp sponge sitting on them. I suspect the oil-based primer will out-perform the latex primer, but who knows.
Is the drywall crumbling from moisture getting to the gypsum edge? Does gardz soak all the way through?
