I’m bidding on trimming out a custom house, and they also want a bid on laying t&g pine flooring. I’ve laid and finished a few floors with good success, and have a partner who used to do it full-time, but has been out of the business for a few years. The question is what is the general going rate these days for laying the flooring (they are supplying the material) and finishing it, likely with water-borne urethane, with the option of oil-based polyurethane.

The guys that do it all the time around here charge $3.00 per sq. ft. for 2 1/4" oak. Install and finish with one sealer (they use laquer) and two coats poly.

Yup, that figure is corresct.
It was $2.50 until a couple of years ago. It's booming around here so maybe that has something to do with it.
These guys are never out of work, about four or five decent sized outfits around the tri -county region.
If you don't use sq ft to figure it, what formula do you use-- or do you just do time and material?
Nick,We don't do many strip floors so therefore have no hard numbers that work with everything. Almost all of the time there is a significant amount of patching to be done so that throws all of the ft² numbers out the window. Usually we look at the job and build it in our head and use those numbers.

I totally agree with these guys about no sq ft price, but if the job isnt to tricky it should be pretty safe with flooring.
2.50 seems normal, but I wouldnt do it for that price... especially if you are face nailing with cut nails.

Around here,installation runs about $3/sf, for strip flooring. Softwood wood run a bit higher, because of the extra care required. Sand & finish runs about $3/sf too. A little higher if there is stain involved. Last job I did ran $10/sf installed, finished with stain, including materials. A 3 1/4" oak strip floor. Remodel job.
Doing a 1400 sf wide plank oak, face nailed with cut nails in a few weeks. No sanding, just backstain, stain, and varnish. Be interesting to see the final cost on that. It's T & M. I'm in N.E. Wis. by the way.
