The concrete slab was just broken (1.5′ hole) to fix a leaking hot water heating pipe and the sand (with a bit of gravel) below is very saturated. The water table is fairly high in the area. The water level does not change (even with heavy rain) so we know the perimeter drains are working and there’s never been any flooding. Not sure what we should be doing to ensure basement stays dry. The following opinions have been given by a number of plumbing/basement companies:
1. install Delta FL on top of slab before putting in T&G 5/8″ subfloor
2. apply Xypex coating to concrete slab before installing subfloor
3. install internal drain system (no pump)
4. remove entire slab, replace sand with 6″ of drainrock (1/2 bsmt is ~275sqft)
5. install internal sump with pump
Is anyone familiar with Delta FL vs. Xypex? Not sure if options 1 & 2 are just maskiing the problem ….
