I recently used some Hardibacker from Home Depot. Not only was it 1sq ft smaller, it seemed to be different material than the standard grey. Has anyone else seen this? I’m a DIY tiler, so i don’t have alot of compairison experience.

I think you bought the Hardbucker. It's made of compressed horse #### instead of cement.
take it back and go to a reputable tile supplier or a real lumber yard, you'll be glad you did later
