these are not simple to find..i have been looking on the robot for 2.5 weeks and all i can come up with is the same look over and over again…seems most of the homes on the net are built for the east coast area…mansion looking things that seem to have no class or style for my pacific northwest life ..what hire an ark? where do the plans come from ive seen in eariler issues of the fine home building? (lost all my back copies to broken pipe..) where do you folks get your plans from..? i like small livable unique open..like you see in fine homebuilding…quaillty efficent homes with little to no scrap..is this possible?

Hi Travis..I do literally hundreds of plan reviews for my jurisdiction in Oregon and can relate to what you've stated. I routinely accpt these "internet-type" plans, after they've been modified tp reflect what exactly you are building and for the area you want to build in. Typically the company can make these adjustments. If you have'nt yet, make sure whomever you end-up dealing with knows exactly what they need to design the home to. Once you find the plans you like(modified or not) see if the jurisdiction can look them over before submitting them. They would be able to better direct you on what to do next.
Personnaly, with exception to a few of the internet companies I've dealt with, internet plans seem to be a rip-off and a waste of time for the homeowner. If you'd like, I will send you a couple of names/references of companies I've dealt with which seemed to be okay.

Have you considered simply drawing your own plans? Then you will get what YOU want.
Are you simply looking for ideas or full blown plans to give a contractor or are you a competent DIY - makes a big difference in the advice you get. Some of the most satisfied homeowners on this board are ones who are living in the house they conceived and built themselves, e.g Boss Hog, VaTom, Frenchy, David Thomas.....very long list, those are the ones that came to mind immediately.

i am a general contractor as of 4 months ago....i decided to go general because the cost of getting that licence is not much more than the other options ....i dont consider myself to be a master carpenter but a mere jack of all....scary you my say ..i am more the creative type and know what i like ...im a surfboard shaper and do concete counters and floors of wood... stuff you see in non track homes, creative pieces that are fuctional..the idea of drawing my own sounds good, but like all i am in this contracting biz right now to make money so i can buy my home/land...but i dont want to build crappy plastic even for some richy thats going to use it 2wice a year..green home plans with style? do yuppys like green homes? what about those fine hombuilding plans...i may take you up on those planners,arks guy from OR...thanks for the offeri have these plans my partner wanted here and i think they will make great

I absolutely HATE these "canned plans" that people get off the internet. They're generally terrible plans. I highly recommend steering clear of them.
