Just a ballpark, I know there alot of variables. Whats an opinion of cost for this fitout. They are preliminary plans. Just looking for an idea of the cost to build as a GC. Its a medical office. its 3000 sq ft of fitout

Its a commercial fitout, And I will do a takeoff to come up with a number.
Without equipment $1,823,472.58
With equipment $3.5 mil
Divid by 3000 for the sq.ft price

Assuming that the space is just a raw shell with basic utilities to the area:
$425,000 - $580,000 depending, as you said, on a lot of variables.
There are aspects of the layout that do not meet the IBC NJE 2006 by the way ... and I don't think the waiting area is large enough or can be furnished very easily ... but hey ....

Jeff, I went through all bids from various subs. (they have a more detailed print). I spent 4 hours before going to bed working on it and came up with $437,000!!
You were real close, Jobs for my brother who owns the space and needs to fitout for the tenants. His Realtor told him it could be fitout for 175k. I did not say that was crazy to my bro-I just said " lets see how the bids come in first before we start throwing out numbers".
I'm getting wiser as I get older. Never tell a client early in the game there number was crazy,just get the facts on paper first and show them the realities of the cost to do the job. Even if the jobs for your brother.

Lou, the number seems very high as compared to some recent pricing I've done. But....I can't remember the footage I was working with so my sense of size vs price is skewed. My guess would be somewhere near 225k. I'm assuming $50 per sf hard costs with a 50% markup. So, the selling price is $75 x 3000= 225k. I'd be interested to see how the numbers ballooned so much as compared to my thinking. I assumed a suspended firerated ceiling, painted sheetrock and normal carpeting and cabinetry.I also agree that you shouldn't toss around ballparks unless you have a real basis of knowledge in that area. All information taken from realtors should be discarded. Only a very small percentage actually know or care and they always try to portray everything as easy and cheap to do. I guess you could simply double the agents guesses to get closer to reality every time. Bob's next test date: 12/10/07

That wasn't a wild guess on my part.
The issue of someone remembering 'the first number discussed' lends support to at least two possible ways to handle this:(1) evasiveness (that sure builds trust, doesn't it?)
(2) giving a range that gets narrowed down when more information is available. In this case, if the location isn't known, a reasonable response might be, $250,000 to $500,000, depending upon a lot of things, including location.
In this case, I could see from his profile that his location is NJ (where I practice) so that was WHY I responded.

eta - sprinklers are usually supply TO the space, if not a rudimentary layout already (that may have to be repiped slightly with the tenant fit out)

around $300,000.00 in the central ohio are, atl east if I were doing it. I do enough of these I feel pretty confident I'm close. If there isn't concrete , p;umbing with a sewar tap, electric service or an existing HVAC system (sized for general use) , the 400,000 plus price dosen't sound out of the question."this dog may be old but he ain't cold. Jeff, Is it not amazing how if (and I never do anymore)you give a ballpark number to a client.It embeds in there mind and you cant get it out. They stick to it in there minds.

I've learned never to give out numbers off the top of me head as there's always something I realized I missed after I get home and give it more thought.J
I try to never give ballparks.
Usually I'm bidding remodeling ... which is something different each job ...
so I just tell the truth.
everyday I'm doing something different ... so no way can I keep track of all the different numbers in my head. I gotta sit down and build it on paper ... then look up prices ... then add it all up.
