Scot, In '89 they concentrated on the septic system at my mothers place. It's good getting to know things that might be suspect as it alters the asking price. Have no experience in their inspections in the last 10 yrs.

Tremendous variation among FHA (and VA) inspectors, in my experience.
In my area the things they usually catch are (i) peeling paint, (ii) missing railings on stairs etc (iii) missing GFI's. That's about it. Sometimes they'll call for a heating or roof cert if they feel uncomfortable with what they see, but I do plenty of private inspections where I expect the client to come bacck to ask for a heating or roof cert because of an FHA inspection but they subject doesn't re-appear. FHA keeps flip flopping on 60 amp service. Right now it seems like it's ok with a "sufficiency" cert. (Some insurance company's won't write a policy against a house with a fuse-type main panel, which is usually a 60 amp panel in my area.)
Are you buying or selling? As a buyer, I wouldn't stop with the FHA inspection: one area of Gov (GAO?) has criticized the FHA for misleading advertising regarding the scope of it's inspections and whether they really protect the consumer.
It differs in dif areas of the country but the main focus has been things that effect the long term value of the building they arte backing up. Things like roof, foundation, etc. Obvious things like railings loose, doors falling off and the current years attention getter, what ever that is.
