I've cut this stuff with a circular saw. It throws a ton of dust. There is a special shears made for cutting Hardi board (& siding) but it's over 200 bucks. I'd try a good jigsaw with a combo blade.

If that jigsaw blade isn't carbide tipped, it won't last very long. A grinder with a diamond blade does a nice job, but still throws a bit of dust. I think makita makes a circ saw with a shroud and vac attachment specifically for cement board.Do it right, or do it twice.
When I cut cement board I usually put a little water on the board before I cut it with a spray bottle, keeps the dust down a bit but not at all completlyView ImageGo Jayhawks

Don't you know CAG has forearms that make Popeyes's look positively wimpy. Hell of a grip. Can't understand how he gets them that way.
Get to a Makita recon store and you can usually buy their 4" Hardi saw for half-price ($200 or so). They also make a 7-1/2" saw but the 4" is a lot easier to handle. Comes with attached plastic housing and vac port and is essentially dustless.
The PC shears would also work well - I have some with about 1 hours use that I would be willing to sell if you are interested.

HD has a diamond blade for your circular saw that's about $15 and will easily handle one house job. Works great--with face, ear and breathing protection! The carbide jig saw blade is about $5 and will do the inside corners the circ saw won't.
