Just curious, what’s the going rate for installed oak hardwood floors in your area. Here in NJ it’s $7.50 sq. ft. A customer is telling me that’s too high; they can get it done for $5.

$7.50 here in SF Bay Area. This includes material, install and finish.

*Pete, what's the specifications? Select, #1, #2, rustic? What's the width? What's the finish?If they all match your specifications, then let them go with the cheap guy. I'd guess it's a gang of immigrant laborers, with one english speaker doing the booking. I've seen it in metropolitan areas, with the nationality being unimportant. The lack of insurance, documents, and such however....

That's a very broad question. For a quality site finished product you'd be looking at $4.50 per sf in just labor alone here. Then if you were to go through a specialty flooring retailer the price would be up around $5.50 per sf here in southwest Florida. But then I know of a cheapie who will do it for $3.15...but chances are slim you'll be satisfied with his relability.

My neighbor just had his floors done (2 1/4 #1 common red); material, install, sand, finish $5.00/SF; NY burbs. They look OK. That might have been an off-the books price, don't know. But it was a self employed guy, no off the boat gang.
I just paid about $3.00/SF for materials alone (2 1/4 Select white). Installed it myself so don't have an install price. What became real obvious is that the proportion of SF that is easy and wide open vs close quarters where the nailer won't fit or there's a lot of cutting or scribing must have a dramatic effect on install time and install $/SF.
Also on a relatively small job the installer may have a lot of coming and going between coats of finish. The travel time /SF has to be higher.
I'd want references and to see some finished work.
