Greetings to all: A structural dilemma. Our 1910 brick ( left hand of 2 ) semi has a traditional layout, of living, dining, pantry, kitchen, (from the front). The 16ft span (9″, perp to length) joists under the kitchen/pantry dividing wall have sagged 2″ (not bad for 95 years!), the adjacent joists either side about 1″. Joists in midroom are fairly level.
No problem to slowly jack up the joists under the above wall, in the center of the basement, but I want to avoid having a permanent jackpost in the middle of what is now an open basement. I was thinking of using two posts each three feet out from the wall (which we could cope with), on footings, and using steel “c”beams either side of the” leveled” joist, ends resting on the posts. The plan is to also use posts above these two, on the first floor to straighten, and hold up the second floor, when we take the walls out and go to an open layout. I realise this is ultimately an engineering problem, but as we are proposing to add to the original structure rather than reduce it, I think it should be fine.
Any one dealt with this type of problem?
