My rear deck is leaking into the stucco below. The deck is large and elevated approx 12 ft off ground level. The wooden supports on the front of the deck rotted where they came in contact with the ground. That problem has been fixed however the deck has pulled away from the house slightly by angling downward away from the house. I can see the support beam underneath the deck when looking downward from the back wall of the house. The decking has pulled away approx 1/4″ from the side of the house. No flashing is visible. One contractor wanted to pull off some of the deck boards, cut into the synthetic stucco and install flashing. Another said that I would be ok if I caulked the gap. Any ideas on this one? I need to stop the water running down the side of the house from damaging the stucco (dryvit) and wood frame of the door below. Thanks. BillB

The guy that wants to do the flashing is looking to do it the correct way.
When you say it's pulled away a 1/4", what is pulled away? The ledger? The decking? The joists from the ledger?
Got any pics to help clarify?
The ledger boards are firmly attached. The decking board has pulled away. He wants to install the flashing 1/2" above the level of the deck boards.
I agree with the fact that flashing needs to be PROPERLY installed but it sounds to me like there could be some framing issues here as well.Under no circumstances should the ledger board pull away from the house. WHILE 1/4 " doesn't seem like much someone should check to see how the whole system is attached to the house............just curious......how were the posts repaired ? Were they actually replaced? Perhaps this is what is causing the deck to pull away.?

Thanks for taking the time to respond. The ledger board is firmly attached to the house. The deck board is what has pulled away 1/4". The original posts had rotted. New cement footers with metal brackets were installed. Then new 8" sq posts were installed.

Thanks for your thoughts. The contractor wants to cut the stucco a few inches above the level of the deck (after removing the deck boards). Does this sound correct? Or should the flashing be below the level of the deck boards and be invisible?
Somebody more familiar with stucco should be answering that. What is ideal with new work may be not best for a retrofit like this

The contractor who wants to do the flashing is on the right track. But he can see your deck; we can't, unless you post a photo (under 100kb, please). So if you want comments on specific placement of the flashing, you should post a pic for us.
