Need a house plan

Looking for ideas for a house plan … no question that whatever I propose will be changed many times, so there’s no worry about duplicating an existing plan.  Needs to be ‘classic’ south Texas style, tin roof, front porch, single floor, stone veneer.  3000+ sf.  Open concept.  Needs to have room for a full size pool table and an 8-person poker table.  I have looked at several on-line plan sources but can’t even get a nibble.

    Can you find a local "contractor/house designer", or an architect($$$)?

    For 20+ years I did what you are asking for in my rural retail lumber yard.

    You are asking for a basic design with lots of "big spaces"...not difficult to draw up....but not commonly found in the house plan books.

    Often my clients would bring two or three plans from different sources and I would "marry them together" in a set of prints.

    A basic set of prints would be: basement floor plan, first floor plan, front & side elevations, cross sections where/if needed, and specific detail drawings as needed.

    Specs are pretty generic for the good contractors, so only unusual stuff was called out in writing.

    I had a few good contractors that could take a basic set of prints and specs and build what was needed using standard practices and engineered products.

    My retail business is gone....but I still do custom drawings and work with the good contractors.

    Unless you're really out in the boonies, there maybe someone in your area that can do what I have described above.

    Our rural building environment does not require a "wet stamped" set of prints and there are no inspectors any where.  Only a simple building permit is required.

      "marry them together" in a set of prints.   That's what I'm trying to do.  I can perform the ceremony pretty well, but I'm not much good at starting from scratch.

      One other requirement is a multi-head walk-in shower.  Or as the lady put it: "Like a high school shower room".

      Gonna be an interesting project.  She is a good friend of a good customer, and I have known her for a year.  Hubby is a horse vet, and she helps out in the office.  Only downside is that she drives a crew cab F350 (not a dually).  Bright red.

    I make up my own plans.  Give me some more specifics and I can knock something out for you.

    This is the project I am just completing.  Once I finish installing the floor and the interior trim, I am out of work again.

    I designed this and did all the work except the excavation.

        Thanks for downsizing once again.  What software do you use to do that?  I have three or four programs, but none of them get it down that much.  These pics are originally from an 8.0 megapixel digital photo.Les Barrett Quality Construction

          is a thread which includes a lot of info on Irfanview which is a program some of the Breaktimers find easy to use when downsizing or changing pics to jpg.

    I've never even been to Texas, so I can't be of any specific help, but as I recall, there have been several articles in FHB over the past few years featuring Texas homes. I remember, because they were very nice homes in what looked like beautiful country. You might want to start with our beloved magazine!

    Full size pool table is 10 x 20'; you want 5' clear all around, so, that makes for a 20' x 30' room to "do it right."

    Is the poker table an octagon?

    What other rooms are needed?  A master suite; a bunkroom; etc.?

    Is the "like a locker room" shower for a master en suite shower, or for guests?

    Fireplace(s)?  Big kitchen; small, medium, just-right?  Ranch-style buffet service maybe?  Dining room or built ins?

    Don't worry about getting too specific, as you said, it's all likely to change <g>

      The 10x20 pool table ... surely that is the space needed around the table?  Otherwise that's a big table!  I thought it would be more like 4x8 ft.

      Octagon poker table.

      High school shower is for the master bath.  No tub.

      They like basic stuff, nothing fancy.  Total of three BR, 2 or 3 baths.
