I’m new to this board. We just bought a small home in Eureka, CA and I have a few (of many to come) questions. The home is 1400 sq.ft., single story with detached 2 stall garage. The inspections went great with no real problems. It is all redwood construction including the painted siding.
Here are the questions:
How do Milgard vinyl and aluminum windows rate? We have a mix of both and they are about 7 years old.
We need a new water heater and are considering an AquaStar tankless heater. Anyone have experience with tankless heaters?
The house is wired with the old 1950s Romex and a 100amp box. I would like to upgrade to a 200 amp service. Do I need to replace the old Romex too or is it okay?

I can only speak to your reservations about old Romex.Usually upgrading your electrical system doesn't involve replacing the old Romex.It would be great to have all brand new but not absolutely necessary.The thing is though, the way the house is circuited might not make best use of a 200 amp service.New wiring for example would put the bathroom on it's own circuit,whereas your's is probably not.A lot of 50's romex installations didn't use grounded receptacles either.If you replace the service look toward updating the rest of house as it is practical.

I think we have decided to pass on the tankless water heater. After reading all of the posts on the subject and getting an install estimate of over $1,000 it just doesn't seem feasible. The install figure reflects the need to install a 3/4" gas line and the larger vent. Even though our home is small and there are only the 2 of us the cost just doesn't justify the saving in efficiency.
