Need to refinish a floor for my super-allergic, multiple-chemical-sensitive stepson –
Why don’t I go with shellac, which I know and love?
He has to mop it with a strong bleach solution, & shellac just can’t stand up to that kind of abuse…
I need your advice on low toxicity in application, toughness & durability, and possibility of application by a skilled craftperson, but not a flooring specialist with special equipment.
Whenever I’ve asked for help here, I’ve gotten great advice, so I’m coming back to my BT buddies on this. Thanks!

No wood finish will stand up to that sort of treatment for long.. the really durable ones will likely cause a reaction as they off gas..
I know...tried to talk him into sheet vinyl, but failed!My own floors will be getting lovely, lovely shellac...eventually...
Polyshield by Hydrocoat is a water based non toxic finish that is incredible. But pricy. I believe http://www.highlandwoodworking.com ( yup, page 82 in my new cataloge) has it.
70 bucks a gallon.
edit: No toxic fumes at all, I've used it in hospitals with a HVLP sprayer.
