We just put in a red oak select 2 1/4 x 3/4 hardwood floor. How long would you leave it down before sanding and finishing it? Also, which would you use, the water base or oil base finish. We are leaving it natural so we are not using a stain. We think we would like to use the water base because we have heard the oil yellows after time, but have also heard that the water base is not as durable as the oil. Please let me know your thoughts on this matter and anything else you think could help! thanks, Lisa |

If you are going to use a waterborne like Basic Coatings Street Shoes, or Bona Kemi's Traffic, you probably cannot find more durable finishes.
Be prepared, however, to pay over $65 per gallon for 400 to 600 sf of coverage.
These coatings are hardly of the DIY type, however.
