There have been a few recent posts about what products to use to finish a wood floor and I have learned a lot. However, my question is on surface preparation.
My house is mid-twenties vintage. All rooms have the pine floors “finished” for only about 2 1/2 feet around the perimeter of the rooms. The centers were never finished in any way — why bother finishing the part that will have a rug over it anyway? I say “finished” because (as one friend put it) it looks like they used shoe polish and a coat of clear varnish.
The exposed portions of the floor are not in bad shape, but have some character. I don’t really want to sand the whole thing down glassy smooth, but would prefer to retain the character. But I do want to remove the existing finish and get everything at a uniform starting point before finishing the whole floor. There are some water stains on the unfinished central areas where things were spilled on the carpet and soaked through.
