Patio Door Leaking Water inside
Long time reader, first time writer. I live on the 5th floor of an old loft bldg in Chicago, and recently I suffered water damage in my unit. We had a tremendous rain storm a little while back and water came in UNDER the patio door that leads to the balcony. The oak flooring next to the patio door has buckled. I noticed the oak flooring around the door was always a little warped, but now the damage is significant and needs to be repaired. But before I do any flooring repairs I want to know how to repair the patio door/threshhold to prevent future leaks. The condo association is responsible for making the repairs, but they can’t even change a light bulb without screwing up. I will manage the repair process myself and that’s why I’m seeking your advice. I like to do things right so please reply with the best solution. I hope I’ve explained the problem well. Nice to see you posting. Let me think what I would do......
At some point get the patio door out. Put in a sill pan flashing unit, and Grace Vycor on the sides, shim & re-install.
Get the floor replaced.
Simplistic, but my first thought.

Under the door or under the threshold?
From desription, it sounds like under threshold, meaning it was not installed right to begin with. That means remove and re-install. Have you installed a door before?
You'll need a pry bar to take all the casing off, in and out. Then a sawsall with metal utting blade to demo all the nails or srews holding the jamb to the building frame. After that, your whole unit should tip in or out. You can have already taken the door hinge pins out and removed the door to lighten the weight. You might need two people, especially to re-insert.
you need a pan under the door and when reseating it, caulk the bottom of thresh to the pan with high quality like Geocel or silicone.
How much higher is your interior floor than the exterior walk surface? That is often a problem. We aim for a minimum 4" up here

my doors actually has some drain holes in the bottom track,if they get stopped up and it rains,your going to get water.take a look larry
