Building a bathroom laundry room combination In a space formerly used as a golf cart garage. It is 9×22 and is located at the end of the garage. There is a 4” step up from the garage floor. Due to cost constraints I would like to use Weyerhaeuser’s tji beams then plywood on top to raise the flooring up by 22” to reach the level of the rest of the house. One suggestion has been to use concrete blocks as the piers or posts. Other ideas? Thanks, John

There are Building Codes addressing garage to house connections. It seems like you are moving the delineation wall by changing the use of the cart garage space to a laundry room. Therefore, you will at least need to build a curb at the new wall. Be sure to check with your local building dept before proceeding.

Build a very short stud wall and use joist hangers.
How about building a 22" tall stud wall and use joist hangers. Keep it simple.
I thought of that and I did check with the local village government. I do have to meet code and should have mentioned that I will build a full wall at the end of the garage.
